The problem

Working out whether you can afford an HDB flat means holding a lot of rules in your head at once: which grants you qualify for, how much CPF you can draw against, what the stamp duty comes to, whether the monthly repayment clears the MSR and TDSR ceilings. The official calculators answer one piece each, and the spreadsheets people pass around go stale as the rules change.

This does the whole breakdown in one pass. Enter the flat, the loan type, your income, CPF OA balance and cash, and it returns the upfront costs, the grants you are eligible for, the loan repayment and total interest, the affordability ratios with a pass or fail, and a projection of CPF OA growth across the progressive payment milestones.

Both purchase modes are covered properly rather than bolted together. BTO gets the Staggered Downpayment Scheme tranches and the Plus and Prime subsidy clawback; resale gets the second-timer levy, the Proximity Housing Grant, and a contra payment facility for the proceeds of selling an existing flat. Switching between them re-gates every grant and result panel.

The figures are the reason it is static. Income, savings and CPF balances are about as personal as financial data gets, so there is no server to send them to.
